Airbnb recently published its policy on limiting host-imposed contracts and requirements. In short, hosts generally can't make Airbnb guests sign a separate contract, share personal info like an email, phone number or ID, or download an app to access the listing.
If your Airbnb account is connected to Akia, nothing changes in how your messages go out.
Messages to Airbnb guests stay on Airbnb
Akia's direct integration with Airbnb sends your automated messages and AI replies inside the Airbnb conversation, automatically. You don't need a guest's phone number or email to reach them.
You control what Airbnb guests are asked for
The policy is mostly about what hosts ask guests to share, and Akia lets you set that up differently for Airbnb guests. Edit the message they receive, or use display rules in the Mini App to hide fields that collect an email, phone number or ID. Guests who book direct or through other channels still get your full check-in flow.
Sharing information is still fine. An Arrival Guide doesn't ask guests to sign in or register, so you can keep sending door codes, parking details and house rules that way, or put them straight into the Airbnb chat.
A quick check for your account
Open the messages and Mini App pages your Airbnb guests see. If anything asks for personal info or links to a rental agreement, remove it for Airbnb bookings or hide it with a display rule.
Airbnb still allows a rental agreement when:
- It's required by law or community rules, like an HOA or building security
- It's needed for an optional amenity, like a golf cart rental
- The stay is 28 nights or more
- The listing is Airbnb Luxe
If one applies, keep the agreement and mention it in your listing.
